What is the Golden Visa?
The Golden Visa or residence permit for real estate investment is a type of authorization that allows non-EU foreigners (without Spanish nationality and who do not belong to the European Union, the European Economic Area or Switzerland), to reside and work in our country, by demonstrating that they have made a significant capital investment.

Which profile is required to obtain a Golden Visa?
The purpose of the Golden Visa, which in Spain is contemplated in Law 14/2013 on support for entrepreneurs and their internationalization, is to attract foreigners who want to buy luxury housing or invest in public debt securities for more than two million euros, in shares of a company or in deposits in financial entities for more than one million euros.
The Golden Visa can also be granted to highly qualified professionals and entrepreneurs whose activity can be considered to be of “general interest” because it generates jobs or other socio-economic benefits (local development, scientific and/or technological innovation, etc.).
The requirements to obtain the Golden Visa in Spain are fundamentally economic, although, according to the legislation, “all the information provided to the file is valued, not being any element, by itself, decisive for its granting”.
The minimum investment in real estate to obtain this residence permit is 500,000 euros plus taxes, which can be deposited in one or more assets, or in a joint venture.
Other requirements to obtain the Golden Visa are:
Be over 18 years old.
Reside legally in Spanish territory.
Not have a criminal record in Spain or in the countries where you have lived in the last five years.
Have a private health insurance arranged with an insurance company that operates or is authorized to operate in Spain.
Have sufficient financial resources to reside in our country.
Pay the corresponding taxes.
How to apply for the Golden Visa in Spain?
To process the Golden Visa after buying a property, you must provide the following documentation:
ID or passport.
Identification number for foreigners or NIE.
Health insurance policy (public or private).
Criminal record certificate.
Accreditation of economic, personal, and family solvency, for the period of residence.
Property Registry Certificate and/or deed of purchase of the property.
Where is the Golden Visa applied for?
The residence permit for investment in Spain is requested at the Unit for Large Companies and Strategic Groups (UGE-CE).
The best alternative is to go to the Spanish Consulate in the applicant’s place of residence.
The concession corresponds to the General Directorate of Migration.
The term for its resolution is 20 days from the electronic presentation of the application.
If this is not resolved or is not denied within said period, it will be understood as approved by administrative silence.
